The Local Knowledge Problem No Algorithm Has Solved

Every CRE market has its own logic, and none of it lives in a spreadsheet. A property two blocks from a proposed transit stop is a different investment than the same property two blocks the other way, and no listing filter captures that distinction. A broker who's worked the neighborhood does.
What local knowledge actually covers
It's knowing which block is about to turn over, which landlord is quietly motivated to sell, which permit office moves fast and which one doesn't. It's the kind of knowledge that comes from being on the ground in a market for years, not from any dataset an algorithm could ingest.
Why this is the hardest thing to platform
Search filters work well for facts that don't change: square footage, zoning category, list price. They work badly for facts that are constantly shifting and depend on judgment: whether a neighborhood is trending up, whether a seller's asking price reflects the actual market or just hope. That second category is where local brokers earn their keep, and it's the category no algorithm has cracked.
What a wider marketplace actually solves instead

The problem a marketplace can solve isn't local knowledge. It's local knowledge staying local. A broker with the sharpest read on a secondary market still only reaches as many buyers as their existing network allows, unless that listing reaches a pool beyond it. That's a distribution problem, not a knowledge problem, and it's the one Hutfin's free listing model is actually built to fix.
Two different jobs, one platform
The broker's job is reading the market correctly. The platform's job is making sure that correct read reaches more of the right buyers. Confusing the two, expecting a platform to replace local judgment, is how a marketplace ends up serving nobody well.
What doesn't change
No matter how many buyers a listing reaches, the property still needs someone who knows the block, the seller, and the eight things about that market that never make it into a listing description. That part of the job stays exactly as hard, and exactly as valuable, as it's always been.
