How an Accredited Investor Should Compare Two Fractional CRE Platforms

The fractional CRE market has more options than it did three years ago. Platforms have emerged with different structures, different asset focuses, different fee models, and different approaches to verification and reporting. For an accredited investor evaluating where to place capital, having options is good. Having a framework for comparing them is better.

Most platform comparisons start and end at the property level. Which platform has the more attractive listing? Which cap rate looks stronger? Those are valid inputs but they're the last thing to compare, not the first. The platform underneath the listing shapes what the investment actually delivers. Two identical properties on two different platforms can produce materially different investor experiences depending on how each platform is built.

Here's a framework for the comparison that matters.

1. How Does the Platform Verify What It Lists?

A fractional CRE offering is only as credible as the property record behind it. The question to ask any platform is what verification happens before a property appears as an offering. Is ownership confirmed independently? Are liens and encumbrances checked? Is the lease structure reviewed against the property record?

On Hutfin's marketplace, properties are verified before they appear as fractional offerings. The verification layer isn't cosmetic. It's the infrastructure that allows an investor to evaluate an offering with confidence in the underlying record rather than taking the listing at face value.

A platform that doesn't answer this question clearly is telling you something about what the answer is.

2. What Is the Full Fee Stack?

As covered in What Cap Rate Doesn't Tell You About a Fractional Investment, the gap between a property's cap rate and an investor's actual return is largely a function of fees. Platform fees, acquisition fees, asset management fees, disposition fees at exit. Different platforms apply these at different points in the investment lifecycle and in different amounts.

Ask for a complete fee schedule before committing to any platform. If the platform makes that information difficult to find, that's part of the answer.

3. How Are Distributions Calculated and Delivered?

Distribution frequency matters. Distribution basis matters more. Cash-on-cash distributions calculated against deployed capital tell a different story than distributions calculated on a different basis. Ask how distributions are calculated, how frequently they're released, and what the platform's track record is on distribution reliability.

This question is harder to answer for newer platforms, which is a real limitation. But the quality of the answer, including an honest acknowledgment of limited track record where that's true, tells you something about the platform's transparency posture.

4. What Happens When Something Goes Wrong With a Property?

Every commercial property encounters something unexpected across a multi-year hold period. A tenant departure, a capital expense, a market shift in the submarket. The question is how the platform communicates that to investors and what the process is for handling it.

Ask how the platform has handled adverse property events in its history. Ask how investors were notified and what the decision-making process looked like. A platform that has never faced a difficult property situation either hasn't been operating long enough or isn't being honest about its history.

5. What Is the Exit Mechanism and Who Controls It?

As covered in The Hold Period Question Every Fractional Investor Should Ask First, the hold period and exit mechanism are core structural terms. How a platform handles exit, who controls the timing, and how proceeds are distributed to fractional investors are questions that belong in any serious platform comparison.

The investor who asks these five questions before comparing cap rates is doing the evaluation in the right order. The platform that answers them clearly is worth the next step.
