An 8.54-acre tract is available along N. Germantown Parkway, just north of U.S. Hwy 64 and south of the Wolfchase Galleria trade area, which features approximately 3 million SF of retail. Located in Lakeland, TN, a Memphis border city, the property benefits from proximity to Ford Motor Company’s Blue Oval City—just 25 miles north near I-40, exit 42—where 30,000 construction workers are currently on-site, with a long-term workforce of about 6,000 employees. This creates significant demand for both short- and long-term lodging.

The site offers excellent potential for hotel, office, retail, or multi-use residential/commercial development, with direct access less than 2 miles from I-40. Included are several artist renderings and site layouts from an original multi-use plan that received support from the Bartlett Planning Commission but was not pursued by the owner for personal reasons. The initial vision, known as the Century Commons Project, proposed a high-quality mixed-use destination designed to activate the Germantown Road corridor with retail and services for local consumers alongside upscale residential living. Properly zoned and thoughtfully engineered by a leading design firm, the property remains vacant but well-positioned for development.
