Priced at $20,075,000, or $275,000 per acre, this exceptional development opportunity near Greater Columbus offers immediate access to heavily trafficked Interstate I-70, with over 65,000 vehicles passing daily along its frontage and more than 8,000 on SR-158. A third lane expansion on I-70 east and west is planned within the next two to three years. Located directly south of an industrial park featuring two planned 500,000-square-foot warehouses and mixed-use sites (expected completion Q3 2026), the property sits just 14 miles south of the new Intel site. This is the last eastbound I-70 exit not in a floodway, offering strong labor access and infrastructure until Zanesville. The parcel lies half a mile from the SR-158/I-70 interchange and within proximity to key destinations: 15 miles east of the I-70/I-270 interchange, 15 miles from Newark, 3 miles from Etna, Buckeye Lake, and Hebron, and 21 miles from downtown Columbus.

The site features 1,350 feet of I-70 frontage and 800 feet along Palmer Road, with potential to accommodate a one-million-square-foot building with 40-foot clear heights following the rerouting of an existing creek. Currently zoned agricultural, the land can be re-zoned as needed and has no wetlands. Sewer and water connections are located nearby, with sewer access expected adjacent to the property by late 2026. Within 2,500 feet of 345-KV and one mile west of 138-KV power lines, the site offers excellent potential for future data center or power generation use. It also lies within a Targeted Employment Area, qualifying for favorable EB-5 financing opportunities based on project and job creation criteria. With data center growth rapidly accelerating across AEP Ohio’s Central Ohio region—expected to double electricity demand by 2030—this property presents a prime investment. Agent David Coe is the sole principal owner. Note: price increase effective January 1, 2026.
