The subject property is a five-acre undeveloped parcel situated within the permitted, master-planned development called the Train Station Specific Plan (“TSSP”) / Planning Area 3 in Fairfield, California. Planning Area 3 covers about 69 acres and is located just south of the new Fairfield-Vacaville Train Station. It is uniquely positioned as the only planning area providing direct access to the station.
The property is zoned Medium Density Residential (MR) under the TSSP. The development target for this five-acre site ranges from a minimum of 50 units to a midrange of 70 units, with the site currently planned for 90 two-story condominiums, equating to approximately 17.9 units per acre.
The Fairfield/Vacaville Train Station, now renamed Fairfield-Vacaville Hannigan Station (FFV), honors Tom Hannigan, a dedicated public servant who envisioned rail service connecting Northern California communities decades before the station opened. In recognition of his efforts in establishing the Amtrak-operated Capitol Corridor route, the station bears his name, and the nearby north-south street will be called Tom Hannigan Way.
The Fairfield-Vacaville Hannigan Station is one of 18 stops along Amtrak’s 170-mile Capitol Corridor route between Auburn/Sacramento and San Jose. It serves as the centerpiece for transit-oriented development planned for northeast Fairfield over the next two decades. TRC led a large multidisciplinary team in constructing the new $38 million train station and Peabody Road Overcrossing, one of the largest infrastructure projects in Fairfield’s history.
