The project offers developed pad sites starting at 0.4 acres and larger, zoned B-1, with examples available for reference and a statement of proffers provided. Sewer and water are available along West Broad Street and Manakin Road (Route 250/621), with direct road access from Broad Street, Manakin Road, and internal center drives. Pad sites are designed for retail and medical uses and include water and sewer stubs, storm sewer and drainage, rough grading (pads not paved or striped), curb and gutter, and common area landscaping. Pad site pricing is available upon request, with pad delivery included and build-to-suit construction offered at an additional cost.
