The Distribution Report Investors Actually Read

Why Most Distribution Reports Go Unread

Every fractional CRE platform sends investors some version of a distribution report. Most of them get opened once and forgotten. There's a reason for that: they're built to satisfy a compliance requirement, not to answer the question an investor actually has, which is simple. Is this property doing what I was told it would do?

The First Number That Matters

What was distributed this period, and how it compares to the prior period. Not a single figure floating with no context, but a number placed against the one before it so a trend is visible.

The Second Number That Matters

What's driving the property's performance right now, whether that's occupancy, a lease renewal, or a cost that came in above projection. This is the line that turns a report into an explanation instead of a statement.

The Third Number That Matters

Whether anything about the hold period or the property's status has changed since the last report. Investors don't want to discover a status change buried in a footnote three reports later.

Where the Rest of the Report Earns Its Place

Everything past those three answers is supporting detail. Useful, but secondary. If a report leads with the three numbers above, the rest earns its place. If it doesn't, the rest is padding.

One Record, Not Two Documents

Hutfin builds reports around those three answers because that's what an investor holding a fraction of a specific building actually wants to know, not a generic portfolio summary that could describe any property on the platform. The verified property record you reviewed before investing is the same record the distribution report updates against, so there's one source of truth instead of two documents that don't quite match.

Investments involve risk. Past performance does not guarantee future results. Not an offer to sell securities.
