Free to List: What That Actually Means for Your Business

The word "free" gets used a lot in PropTech. Free trial. Free tier. Free until you need the feature that actually matters. Most brokers have learned to read the fine print before trusting it.
So when Hutfin says free to list, it's worth being specific about what that means and what it doesn't.
There are no upfront listing fees on Hutfin. No monthly subscription required to post a commercial property. No hidden charges that appear at the point where the listing goes live. A broker with a $500,000 retail space in Baton Rouge and a broker with a $5 million office park in Virginia Beach pay exactly the same amount to list on Hutfin. Zero.
That's not a promotional rate. That's the model.
Why the Fee Model at Incumbents Exists
LoopNet charges subscription fees that run into hundreds of dollars per month for meaningful visibility. Crexi operates on a similar model. The fee structure exists because these platforms built their businesses on the assumption that brokers would pay for access to a buyer pool, and that the bigger the buyer pool, the more brokers would pay.
That model works until it doesn't. The problem is that high listing fees create a selection bias in the inventory. Brokers list their best, highest-value properties because those are the deals where the listing fee is a rounding error against the commission. Smaller deals, secondary market properties, and newer brokers without deep pockets get filtered out.
The result is a marketplace where the inventory doesn't actually represent the full market. As we covered in the listing that never reached the market, roughly half of all CRE listings never make it to a proper marketplace. The listing fee is one of the main reasons why. Buyers searching for properties in the $500,000 to $2 million range find a thinner selection than the actual market would suggest, and sellers in that segment pay the price in longer days on market and weaker offers.
What Free Actually Unlocks

When the listing fee goes to zero, the selection bias disappears. A broker in Lake Charles, Louisiana lists the same way a broker in Manhattan does. A property that generates a $30,000 commission gets the same marketplace access as one that generates $300,000.
That changes the inventory mix in a way that benefits every participant on the platform. Buyers see a more representative picture of what's actually available. Brokers in secondary and tertiary markets get visibility they couldn't justify paying for before. Sellers who couldn't afford to list on the incumbents reach a buyer pool for the first time.
This connects directly to the transparency gap this series has been tracking. The 4-5% premium that underrepresented buyers consistently pay is partly a function of thin inventory in the markets where they're operating. When more listings reach the marketplace, more buyers have more options, and the information asymmetry that drives that premium starts to close.
Hutfin's partnership with Stirling Properties, whose RVP Justin Langlois described the platform as offering strong visibility for fractional and traditional listings alike, is one example of what happens when a regional brokerage gets free access to a national marketplace. Gulf South inventory that would have circulated through informal channels now has a verified listing page that any buyer on the platform can find.
The Business Case for Your Brokerage
Free to list doesn't mean low quality. It means the barrier that was keeping your secondary market listings off the major platforms is gone. Every property in your portfolio, regardless of size, market, or commission value, deserves full marketplace exposure.
We looked at what verified records actually mean for a broker and how the verification step compresses the due diligence timeline on every deal. Free listings combined with verified records means your properties reach more buyers and close faster once they do. Those two things together change the economics of a brokerage in a way that neither one does on its own.
The commission on a deal that closes because the right buyer found your listing on Hutfin costs you nothing extra. The listing fee you didn't pay stays in your pocket.
That's what free actually means for your business.
